What is zoning in relation to commercial real estate?

Understanding zoning is crucial if you have commercial intentions for a piece of real estate. This is just as true if you wish to buy a piece of land and develop it as it is if you are looking to lease business premises. 

The zone the land sits in will determine what you are permitted to do with it. If you do not first ensure that the zoning aligns with your business intentions, you may end up wasting a lot of time and money.

Are zones set for life?

Just because you are not permitted to use a section of real estate for a particular purpose now does not mean that you will never be able to. That is why it is important to take a deeper look at the situation for where the land is situated, rather than just the category it currently falls under.

Zoning is often changed to allow progress. Think about how many cities are now filled with people living in expensive waterside apartments that would once not have been permitted. When dockside industries died out, zoning laws were changed to allow the use of the land for residential purposes. 

Another common reason for a zoning change is to cater to the increased demand for housing. Sometimes it is a zoning change to permit agricultural land to be used for housing. Or, as you are now seeing, some towns are changing the zoning to allow the development of more intensive housing, getting rid of rules like obligatory off-road parking or large minimum plot sizes.

Not all changes you have in mind might require a change on such a grand scale. Perhaps you just want permission to use the store you wish to rent as a cafe to cater to the office workers who have moved into the surrounding buildings. In a case like this, the authorities might give you a one-off zoning variance to allow you to do something beyond the usual zoning that applies.
